Deepak Chopra has just paid millions for a property in the prime lower Bel Air neighborhood of Los Angeles — and it’s a teardown in need of some much-needed real estate healing!

But Chopra won’t be digging deep into his arsenal of self-help tools for this one. That’s because the buyer is not the famed and famously wealthy New Age guru, but rather a different Deepak Chopra — this one the L.A.-based founder and CEO of OSI Systems, a publicly-traded company that makes airport security equipment, including luggage and passenger scanning machines. OSI has roughly 7,000 employees; revenue last year topped $1.1 billion.

According to investments analyzer Wallmine, Chopra’s net worth hovers at somewhere around $150 million. Coincidentally, the other Deepak Chopra’s net worth has also been frequently estimated at $150 million.

Records show OSI’s Chopra doled out $7 million for that traditional-style ranch house in Bel Air, which was originally listed for a speck under $8 million. Dating back to the early 1950s — and described in the listing as a “hole in one” and having “endless opportunities” — the existing structure is currently surrounded by one of those tell-tale chain-link fences that hints at an impending rebuild; and tax records confirm it has three bedrooms and an equal number of baths in a modest 2,485 square feet.

An obvious draw: the almost three-quarters of an acre on which the dwelling rests, amid what the marketing materials call “one of the last remaining undeveloped promontories.” Nestled alongside the 15th fairway and 11th green of the exclusive Bel Air Country Club golf course, the private backyard is completely surrounded by towering trees; and it also has plenty of room for an updated pool, along with several spots ideal for al fresco dining and entertaining.

The property also sports some pretty famous neighbors. Last August, music superstar The Weeknd paid a whopping $69 million for a 33,000-square-foot nearby megamansion that was never officially on the market. Chopra’s teardown also lies close to the sleekly modern mansion of renowned restaurateur and chef Nobu Matsuhisa, as well as Marvel Studio president Kevin Feige’s recently purchased $52 million mansion.

Both sides of the deal were brokered by Alex Howe and Weston Littlefield of Compass.

As for the other Deepak Chopra, he’s recently been much in the real estate news as well. Last year, he sold his longtime La Jolla home for millions. And earlier this year, his daughter Mallika Chopra paid nearly $20 million for an all-new mansion in L.A.’s Brentwood neighborhood.
